Buyer: C & D Miami Real Estate.

Price: $3.6 million or $85.16 per square foot, based on 42,272 square feet of building area, or $87,805 per unit, based on 41 units, or $107.14 per square foot, based on 33,600 square feet of total land area.

Total assessed value (2008): $7,774,692 or $183.92 per square foot of building area or $189,627 per unit or $231.39 per square foot of total land area.

Financing: $2.6 million provided by Great Florida Bank.

The three-story, 41-unit apartment building was constructed in 1959 on 0.77 acre. Previously reported sales were in November 2000 for $2.3 million and in March 1989 for $1,355,000.

HOLLYWOOD

INDUSTRIAL BUILDING SOLD FOR $820K

Location: 4030 SW 30th Ave.

Seller: Parrish Holdings, represented by Wallace Parrish, managing member.

Buyer: Tri-County Trowel Trades Association, represented by Mark Peterson, president.

Price: $820,000 or $136.48 per square foot, based on 6,008 square feet of building area, or $135.90 per square foot, based on 6,034 square feet of total land area.

Total assessed value (2008): $744,490 or $123.92 per square foot of building area or $123.38 per square foot of total land area.

Financing: $500,000 provided by Bank of America.

The industrial building was constructed in 2002 on 0.14 acre. No sales were previously reported.

FORT LAUDERDALE

RESTAURANT BUILDING SOLD FOR $640K

Location: 1122 W. Broward Blvd.

Seller: Mike Pateras and Janny Pateras (aka Virginia Janny Pateras).

Buyer: Chen's Building, represented by Xue Jing Chen and Xue Feng Chen, managers.

Price: $640,000 or $386.47 per square foot, based on 1,656 square feet of building area, or $78.47 per square foot, based on 8,156 square feet of total land area.

Total assessed value (2008): $463,460 or $279.87 per square foot of building area or $56.82 per square foot of total land area.

Financing: $440,000 provided by Mike and Janny Pateras.

The restaurant building was constructed in 1955 on 0.19 acre. Previously reported sales were in August 1982 for $48,500 and in October 1969 for $26,500.
